Property Transfers: Mount Pleasant apartments sell for $1.1 million; Open Pantry for $438K

An apartment building in Mount Pleasant sold for $1.1 million earlier this month.

The two 8-unit buildings at 1101 Prairie Drive was listed by Steve Anderson and Adam Williquette of MLG Commercial. The buildings, built in 2006, have a combined total of 15,800 square feet. They were listed for $1.28 million.

The sale was the highest price in Racine County for the week of May 17, according to property transfers.

The largest sale in the city of Racine was the Open Pantry gas station at 611 W. Sixth St. The station sold for $438,000.

Also, an apartment building at 2500 Jacato Drive sold for $195,000.

The most expensive home sold in the city during the week of the 17th was at 3601 St. Clair St. for $157,900.

Can't beat the price: City buying Deane Blvd. home for $1

You can't beat the purchase price on 1922 Dean Blvd. This quaint one-story home in an attractive neighborhood between West Boulevard and Taylor Avenue is selling for $1. 

The city purchased the foreclosed home from the county for a buck. Of course, the house is a major fixer-upper, but there are usable pieces, said Jean Wolfgang, an associate planner in the city development department. 

As it stands now, the house is unlivable. It has big holes in the roof and the interior has mold issues from water damage. But the foundation is in good shape and the site plan is workable, Wolfgang said. The city plans to work with Habitat for Humanity knock down the house to its first-floor decking and rebuild a single-family home on the foundation. 

Wolfgang said there are many "wins" with this house. The county is saving about $10,000 by not having to demolish the home, the city removes a blighted property from a nice neighorhood and Habitat uses its volunteer labor to provide an affordable home to a family with a no-interest mortgage, she said.

The city and county are in the final stages of working out the property transfer. Along with the $1 purchase price, the city will pay about $4,500 in outstanding taxes, special assessments and fees. 

Once the city secures the property, Habitat will make a presentation to the city's Loan Review Board including design and cost. If the board approves, work will begin on building the new home.

Property Transfers: Yorkville home sells for $675,000

Update: We followed up on the Burger King sale to see if it was involved with the I-94 expansion project that's underway. Emlynn Grisar, of WisDOT, said it wasn't. The state doesn't need to buy the Burger King to make way for the wider interstate, she said.

Grisar also noted construction work at Highway 20 and I-94 isn't scheduled to begin until 2014.

Original post: A beautiful 5-bedroom, 5.5-bath home in Yorkville sold recently for $625,000, according to Racine County's property transfers.

The two-story house on 10.44 acres of land at 1725 51st Drive was assessed this year at $593,000. You can see pictures here.

The Yorkville home was the top seller in Racine County recorded between Sept. 14 and 18. The second highest-priced sale was the Burger King at 13348 Washington Ave. The building, located near the on-ramp to Interstate 94, sold for $543,000.

The low-priced sale of the week was at 1901 Linden Ave. The home, assessed at $91,000, sold for $8,900.

A 1,700-square-foot, four-bedroom house located a block from water adjacent to a golf course sold in Racine County last week, but it wasn't the top seller.

It had the lowest.

The house at 40 McKinley Ave. in Racine sold out of foreclosure for an eye-popping $7,585, according to this week's property transfers. Here's a picture of the exterior:

The 1925 home, located adjacent to Washington Park Golf Course and a block from the Root River (all-in-all, an OK neighborhood located just off of West Sixth Street), was assessed at $115,000 last year, up from $99,000 in 2006.

The new buyer hadn't been recorded with the Register of Deeds on Thursday. The previous owner was Deutsche Bank.

The highest-priced sellers of the week were both located in Wind Point. The home at 152 Burrline Road sold for $686,000, slightly less than the list price of $695,000. It was assessed at $386,000.

Nearby, SC Johnson sold a beautiful house it owned at 5330 Wind Point Road for $450,000. The home was located on 1.3 acres of land and was assessed this year at $522,600. The five-bedroom house was listed at $549,000.

Property Transfers: Echo Lane home sells for $154,000

Eighteen properties sold in Racine last week with the largest sale a three-bedroom home at 235 Echo Lane for $154,000, according to the property transfers.

The Echo Lane home, located on the west edge of the city near Ohio Street and Westway Ave., was assessed at $175,000.

The big-seller in the county last week was a Wind Point home, 7 Cederwood Court, for $429,000. The home was owned by JohnsonDiversey President and CEO Ed Lonergan. It was assessed at $342,000.

The above home at 1620 Crossway Road in Burlington sold last week for $330,000. The five bedroom, 2,880-square-foot home was assessed at $470,000.

Foreclosure notices and property transfers

The JT is doing strong business these days in foreclosure notices. Our daily paper had no fewer than 57 foreclosure notices in today's paper. The number jumped over 60 if you included notices for sheriff's sales.

This week's property transfers were equally bleak. At least five, likely more, homes sold in the county between June 1 and June 5 were bought through foreclosure.

Also, no commercial properties sold in the first week of June. The highest priced sale was a Waterford home on Pleasant Road that sold for $437,000.

The highest priced Racine home sold the first week in June was on Canada Goose Crossing for $326,100. It was assessed in 2007 for $396,400.

Property Transfers: Union Grove manufacturing building sells for $2.8 million

In the largest real estate transaction of the month, a manufacturing building at 1560 15th Ave. in Union Grove sold for $2.8 million. The factory is the former home of Bardon Products Rubber Co. It's now home to Absolute Distributors Inc.

A storage business at 1630 Wisconsin St., listed as Badger Self Storage, in Sturtevant sold for $1.6 million.

And, the Napa Auto Parts store at 4201 Durand Ave. in Racine old for $835,000.

The Family Dollar Store at 3919 Washington Ave. in Racine sold for $600,000.

The 16,500 square-foot store has a net operating income of $68,425, according to a property listing. It also includes a PayDay Loan and an apartment upstairs.

Acumen Design-Build LLC, of Racine, sold its building at 2501 Eaton Lane for $533,000. There's no indication where the business moved.

The highest-priced home sale of the week was in Waterford, where a five-bedroom house at 6422 Blue Heron Pointe Drive sold for $600,000.

The highest-priced Racine home sold was at 1632 Michigan Boulevard. It went for $212,000 after being listed at $342,000.

Property Transfers: Shopping center sells for $1.8 million; Gas station for $1 million

The shopping center near the Pick N Save across from Regency Mall sold for $1.8 million in March. It was the largest real estate transaction in Racine County last month (Click here for the property transfers).

The shopping center at 6116 West Regency Drive includes Papa John's and Cousins.

Also in March ...

The Durand Avenue Mobil Mart, 8920 Durand Ave., sold for $1.056 million.

The J-S reported: Razor Sharp Fitness bought 5.7 acres of land from ARB Enterprises at 7418 Washington Ave. in Racine. The property sold for $840,000.

The above building at1042 College Ave. in Racine sold for $770,00.

Alignment by Klamm at7932 W. Washington Ave. sold for $675,000.

The home at 100 12th St. in Racine was the highest price home sale in Racine County in March. It sold for $362,000.

Property Transfers: Peace Lutheran Church sells for $1.045 million

The big sale of the week was Peace Lutheran Church at 1619 Newman Road. The 11.6-acre property sold Feb. 10 for $1.045 million.

In last week's transfers, Leipold Enterprises - owned by Craig Leipold - sold their building in the Stephen F. Olsen Industrial Park for $2.5 million. The property, at 3600 S. Memorial Drive, was assessed at $2.8 million.

And in an update from Property Transfers on Jan. 31, we got an update on South Hills Country Club in Caledonia. Hintz Real Estate Developers bought the 148-acre property, located along I-94, for $5.9 million.

Kelly Jensen, manager of of South Hills Country Club in Caledonia, said this week the golf course was preparing to sign a two-year lease on the land. The course is preparing to open for golf next weekend. The club hired a new caterer, Sophisticatering, of Kenosha, Jensen said.

That answers the question about the short-term future of the property that may become prime development land once the I-94 expansion is completed. Jensen, who runs the course with her sister and father, said they hope to keep the course running beyond the new two-year lease.

No big sales this week. The biggest in the city was a home on Steeplechase Drive for $177,000. The biggest in the county was a home in Waterford for $420,000.

The deal of the week may have been a foreclosed home at 1305 Grand Ave. Records show the sale price at $10,000. Not bad for a home listed at $51,000.

Property Transfers: Main St. home sells for $406,000

A home at 1530 S. Main St. in Racine sold for $406,000 on Jan. 29.

The house, owned by former City Council Alderwoman Cherri Cape, was assessed at $385,000 in 2008. It was listed for $425,000.

Property Transfers: Former Alloy Metal building sells for $525K

The former Alloy Metal building at 1014 S. Memorial Drive sold Dec. 30 for $525,000. The 32,000 square-foot warehouse or manufacturing building was built in 1950. It was sold to a non-descript buyer named 1014 Memorial Drive Inc.

Property Transfers: Prices are falling in Racine County

First, here are the Property Transfers for Nov. 10-14.

Second, last week I compared a few sales prices to the county assessment and suggested that home values were not falling in the county. A few commenters with backgrounds in the real estate business jumped in to say that wasn't accurate, and a few days later the Wisconsin Realtors Association backed them up.

The median sale price in this year's third quarter (July, August and September) fell 6.6 percent to $154,500 compared to last year. The total number of home sales dropped from 597 last year to 484 sales this year; the 484 sales was the lowest total number for any third quarter dating back to 1997.

In other words, fewer people are selling their homes, and when they do, they're selling them for less than home owners were a year ago.

Property Transfers: Comfort Inn sells for $2.575 million; Houses holding value

Here are the property transfers for Nov. 3-7.

A few notes:

* The Comfort Inn at 1154 Prairie Drive in Mount Pleasant sold for $2.575 million on Oct. 7. It was recorded by the county on Nov. 4.

* It's not all bad for housing prices in Racine County. A home at 1101 Cooper Hawk Drive in Burlington sold for $437,000, well above the assessed value of $372,800.

* The top selling home in Racine, at 1101 Russet St., sold for $189,900. The assessed value was $184,000.

* A quick look through five other properties sold in Racine this month found they all were selling for about 2-4 percent over their assessed value.
